RICS Level Two report
The RICS Level Two survey report, formerly known as the HomeBuyer Survey is an in-depth report to provide a thorough assessment of the condition of a property, whilst providing advice on measures to be taken to resolve any defects present.
The level two report is designed for relatively modern homes (built in either the 20th or 21st century), of traditional construction, that have not been significantly structurally altered since being built.
The Level Two report uses an easy-to-understand traffic-light system to ensure that concerning issues can be quickly identified and referenced.

RICS Level Three report
The RICS Level Three report (commonly known as a building survey) is a notably more in-depth report than the level two. Whilst both inspections assess the same extensive aspects of a home, the level three provides a greater focus on analysis of defects within a building, in addition to any information that a Level Two report would provide. The level three report will also provide high-definition photographs, as well as the surveyor's expert advice on any defect found.
This survey is designed for more complex properties, such as non-traditional builds, older homes, and properties that have been subject to structural damage and/or major structural alteration, such as double-storey extensions.
